BOMA Orange County Wins Three Regional Awards
The BOMA Outstanding Building of the Year (TOBY®) Award is the most prestigious award, in commercial real estate, a member can obtain. It is the only competition that honors outstanding commercial buildings for excellence in building management and operational efficiency.
Thank you to all who participated in these efforts and in this competition. Volunteers spend countless hours at the local, regional and international levels for our TOBY awards. Special thanks go to each entrant for their hard work and dedication to operations, building efficiency, community involvement and customer service.
Congratulations to our BOMA Orange County Members who won the Pacific Southwest Regional TOBY Competition. They will receive their awards at the upcoming Industry Luncheon on April 28.
These winners will move on to the prestigious BOMA International TOBY Competition. International winners will be awarded at the BOMA International Conference TOBY Awards on June 28.

18301 Von Karman is an 11-story class A office high-rise, comprised of 288,112 square feet. The building was originally designed by Gensler & Associates and was constructed in 1990 by Koll. It was the last original building addition to the prestigious business campus, the Von Karman Towers. By end of 2012, a $3.5 million dollar renovation to the interior and exterior Common Area was completed. In June of 2010, WW VKO Owner, LLC, purchased the building as a joint venture opportunity with Greenlaw Partners. In January of 2014, Cigna recapped the property with Greenlaw Partners, forming the entity CGGL 18301 LLC, the current ownership today. Greenlaw Management, Inc. has continued as property management through this transition. |

Located in Foothill Ranch at the basin of the Santa Ana Mountains in South Orange County, Towne Centre is the largest industrial project in Orange County’s newest master-planned communities and a member of the Foothill Business Association. Comprised of a unique balance of open space, residential, business and retail, this 2,700 acre community is strategically located next to the Foothill Toll Road (SR241) near the 405 and 5 freeways with easy access to San Diego, Inland Empire, LA County and minutes away from John Wayne Airport. The tranquility and scenic wilderness along with its close proximity to some of Orange County’s premier entertainment, education, and retail centers makes Foothill Ranch a great place to work, live and play. Towne Centre is a Class A, multi-tenant, single-story with a mezzanine, research & development, bulk distribution and fulfillment warehouse facility totaling 309,685 square feet. The building is situated on a 16.9 acre parcel. The property was designed by GAA Architects and developed by the Muller Company. Construction was completed in 1997. The building’s architectural features include concrete tilt up panels with distinctive aluminum ceiling-to-floor glass curtains with tenant exclusive lobby entrances. Exterior design of lobbies is complemented by stunning Mexican Fan Palms and manicured drought tolerant landscapes. The front warehouse exterior walls are enhanced with punch windows. Interior features include 210 smoke exhaust skylights, provides natural light for the warehouse space and 33 feet clear height warehouse ceilings. The property is 16.5% office build-out and features 26 dock-high and 4 grade-level loading doors. Towne Centre is currently 100% leased to Guthy-Renker and ProTab Laboratories through May 2016. |

Since its construction in the mid 1970’s, Park Place has enjoyed a rich history as one of Orange County’s most recognizable landmarks. This iconic office building was originally developed by the Fluor Corporation and served as their international corporate headquarters until 1995. Located in the heart of the Irvine Business District, Park Place is bordered by the 405 Freeway and Jamboree Road in the City of Irvine, providing access to a number of Southern California’s major transportation corridors and positioned just one mile from the John Wayne Airport. Park Place is a distinctive, 1.8 million square foot corporate complex, situated within a thriving 105 acre mixed use development of office, residential and retail amenities. Park Place is uniquely designed with distinctive architectural features. Situated in a park-like setting, with lush landscaping, the project features a 10-story Corporate Tower, a single story Concourse and the 4-story Atrium buildings all under one roof and served by one central plant. This distinctive landmark was purchased by LBA Realty in 2009 with the vision of transforming the property and repositioning it within the Orange County market. Park Place has just completed one of the most ambitious redevelopment projects in Orange County’s history. A phased, multi-million dollar renovation led in partnership by architectural firms Gensler and Associates and LPA Architects, the project included dramatic enhancements to building entries, landscaping, common areas, and amenities. Committed to environmental stewardship, LBA Realty incorporated energy saving building system retrofits, new technologies, and a sustainable landscape pallet to the project scope. |
